A two-building business center with infrastructure and landscaped grounds will appear in the Zamoskvorechye district of Moscow’s Central Administrative District. This was announced by Deputy Mayor of Moscow for Urban Development and Construction, Vladimir Efimov.

The construction site will be located at: 40 Pyatnitskaya Street.

“A business center consisting of two buildings connected by a two-level underground space will appear in central Moscow. Its total area will be 3,700 square meters. The project includes infrastructure such as a restaurant, a spa complex with a 15-meter swimming pool, and fitness halls. The two-level underground section will accommodate parking for 22 cars, technical facilities, storage rooms, and staff areas. The project will create 120 jobs in the district,” said Vladimir Efimov.

The complex’s interior will meet all requirements for comfortable work, leisure, and fitness under one roof. Flexible office spaces will be located on the 2nd to 4th floors of both buildings. Each block will include office areas, meeting rooms, restrooms, and dining spaces.

All technical facilities will be placed underground, with additional sound and vibration insulation to ensure acoustic comfort in the offices.

The project has been designed with careful consideration of the surrounding historic buildings, preserving the familiar skyline of Zamoskvorechye.

“The first three-story building is designed in a restrained style that blends with its surroundings. Its façades will be made of glass fiber reinforced concrete panels, giving it a modern look without clashing with the classical proportions of neighboring buildings. The second building, four stories high and set deeper within the site, will feature a more expressive volumetric design. It will use a play of multidirectional planes and the texture of light-colored natural stone. The project предусматривает ventilated façades with stone cladding, as well as stained-glass glazing with metal profiles,” added Vladislav Ovchinsky, Minister of the Moscow Government and Head of the Department of Urban Development Policy.

The construction cycle will be supervised by specialists from Moscow Construction Control.

“Mosgosstroynadzor has approved construction on a land plot of over 0.1 hectares. After the developer submits a notice of the start of construction and installation works, an inspection schedule will be prepared. Field inspections will involve specialists from a subordinate Center of Expertise to conduct laboratory and instrumental testing of building materials and structures for compliance with project documentation,” added Anton Slobodchikov, Chairman of Mosgosstroynadzor.

The ground floors of both buildings will be dedicated to public spaces, including two separate food service establishments with independent entrances from Pyatnitskaya Street and Golikovsky Lane, as well as a wellness complex with a gym and spa programs.

The landscaping project includes planting trees (thuja, linden, maple) and decorative shrubs, as well as vertical greenery. There will be recreation areas with landscaped green terraces, architectural lighting, and small architectural forms.

The business center will be built using advanced energy-efficient technologies. The buildings will feature double-glazed windows with low-emissivity glass filled with inert gas, as well as effective insulation in the enclosing structures. Entrance groups will be equipped with door closers.

The developer is Hightech Development LLC.

According to the press service of the city's Urban Development Complex, the internal organization of the building will fully meet comfort standards for work, recreation, and sports within a single facility. Modular office spaces will occupy floors 2 through 4 in both buildings. Each unit will be equipped with office rooms, meeting rooms, bathrooms, and dining areas.

Engineering and technical equipment will be located in the underground zone, with additional soundproofing and vibration isolation measures to ensure quiet in the workspaces.

The architectural concept has been developed with consideration for the historic surroundings, allowing the new building to blend organically into the existing appearance of Zamoskvorechye without disrupting the established panorama of the district, the Department of Urban Development Policy added.

The construction project will be under constant supervision by specialists from the Kontrol Moskvy organization.

The landscaping plan includes planting thujas, linden trees, maples, and ornamental shrubs, as well as vertical greenery. Green terraces with landscape lighting and small architectural elements will be arranged for comfortable leisure.

According to the chairman of Mosgosstroynadzor Anton Slobodchikov, the committee issued a building permit for two buildings of a four-storey business center with a total area of approximately 3,900 sq.m. The project includes: a spa complex with a 15-metre pool, a sports and yoga hall, sauna and hammam, gym, and restaurant. "The developer can now begin work on the land plot of approximately 0.1 hectares; it will be carried out under the supervision of Kontrol Moskvy inspectors at all stages," he noted.

The press service announced that the business center has been named Pyatnitskaya 40 Chalet. The developer is HITECH Development.

Office spaces will occupy nearly 2,300 sq.m. The project provides various formats: single-level residences with terraces, spaces with double-height ceilings up to 7 metres, and two-level units, including one intended for a restaurant. The project implements a healthy office concept. Climate control will be provided by a forced supply-and-exhaust ventilation system. Each zone has its own autonomous system, eliminating the mixing of air flows. Water will undergo five-stage purification. The buildings will also feature designer high-speed lifts and a smart home system with round-the-clock video surveillance.

Both buildings will be constructed using monolithic brick technology and will be united by two underground floors with a mechanised parking for 22 cars and storage rooms. Alongside standard parking spaces, the car park will be equipped with a special vehicle lift, EV charging stations, seasonal tyre storage, and valet parking service.

The complex will include public spaces, meeting zones, business meeting infrastructure, and a landscaped courtyard. The first mansion will be finished with glass-fibre reinforced concrete facade panels, the second with dark Ural stone.

Anton Slobodchikov added that after receiving notice from the developer of the start of construction and installation works, an inspection schedule will be drawn up. "Specialists from the subordinate Centre of Expertise will be involved in field activities to carry out a complex of laboratory and instrumental studies of building materials and structures for compliance with the design documentation requirements," he explained.

The architectural and urban planning concept for a low-rise office complex at Pyatnitskaya Street, estate 40 has been approved. The project includes two buildings of three and four storeys. This was announced by Moscow's Chief Architect Sergei Kuznetsov.

"The concept of the business complex envisages careful treatment of the city's historic landscape. The facades will be made of light glass-fibre reinforced concrete and natural stone. The total area of the complex will be 3,700 sq.m. It will include 10 office lots — some with terraces, others with mezzanine levels. In addition to offices, two double-level retail spaces are provided, along with a spa zone with a 15-metre pool, a gym, a restaurant, and a café. The two underground floors connecting the buildings will house parking for 22 cars and 10 storage rooms.

The project was developed by architectural bureau GA (formerly Ginzburg Architects). The developer of the Chalet project is HITECH Development.

The complex was designed by architectural bureau GA and includes two buildings of 3 and 4 storeys. They will house 8 office lots, retail spaces, a spa zone with a pool, a restaurant, and underground parking. The total area of both buildings is 3,711 sq.m.

The facade design takes into account the location of the buildings. The first building, facing Pyatnitskaya Street and Golikov Lane, will receive a restrained finish to harmonise with the historic development. The second building, standing deeper within the block, will be executed in a more contemporary style: its dynamic volume and intersecting planes are combined with the classical rhythm of windows.

Hitech Development has announced the launch of the Friday Villas project on Pyatnitskaya.

In the very heart of Moscow, on the historic Pyatnitskaya Street, among residential buildings, HITECH Development will build three private villas. Each villa will have its own private lift, terrace, and parking. The average area of the urban villas will be 280 sq.m.

As the developer's press service told Stroitelnaya Gazeta, the highlight of the building will be a sculpture by artist Dashi Namdakov, presented in the parallel programme of the Venice Biennale 2022.

The company added that each villa will have a separate entrance, its own access to a two-level mechanised parking, and a terrace. Each apartment features a master bedroom, children's bedrooms, walk-in wardrobes, a living room with fireplace, a study, and a dining area. Utility rooms, a sauna, and a staff room are located in the underground section.

The company Gals-Development sold a 0.11-hectare plot on Pyatnitskaya Street in central Moscow. A source close to one of the parties to the deal told Vedomosti about this.

According to the source, the buyer of the plot was Hitech Development. The EGRUL register shows that on 13 December, the new owner of Gals-Razvitie — the company that holds this plot on its balance sheet — became LLC Khaitek Management.

A representative of Gals-Development confirmed this information. The company did indeed acquire the asset, said Hitech Development owner Alexei Samoylov, but declined to disclose details.

On this plot, according to the urban development plan, it is possible to build 3,800 sq.m. of commercial real estate. Samoylov clarifies that this will be the mansion "Pyatnitskaya, 40 Chalet," including residential residences, offices, and a SPA. In addition, according to him, the company intends to reconstruct a residential building located on a neighbouring plot on Pyatnitskaya Street (with an area of 970 sq.m.), where the Friday townhouse project at Pyatnitskaya 37 will appear. According to SPARK-Interfax, Hitech Development purchased this plot in August of that year from businessmen David Sorokin, Boris Tsyrkin (co-owner of developer Kaskad Family), and Vladimir Ilyin. They could not be reached for comment.

Hitech Development, founded in 2015, is part of the Hitech group of entrepreneur Alexei Samoylov, who specialises in telecommunications, IT, medicine, and development. So far the company's portfolio includes only one completed project — the Park Plaza apart-complex on Mikhalkovskaya Street near the Golovinsky Ponds.

The market value of both plots on Pyatnitskaya Street is estimated by Ricci | M&A partner Petr Vinogradov at 550–600 million rubles. Managing partner of Intermark Urban Real Estate Dmitry Khalin believes their price could be slightly higher — 600–700 million rubles. A further approximately 2 billion rubles, in his opinion, will need to be invested in the implementation of the projects themselves.

Samoylov, however, says that costs will be higher — 2.5 billion rubles. But these costs will pay off. According to Khalin, at a selling price of 1.5 million rubles per sq.m., revenue would amount to approximately 4.5 billion rubles.

Housing and apartments on Pyatnitskaya Street will be in demand, consultants believe.

NF Group partner Olga Shirokova says that Hitech Development's plots are located in the most prestigious part of the Zamoskvorechye district, inside the Garden Ring. This particular location has become a centre of attraction for elite housing developers in recent years. Vinogradov notes that projects such as Armani/Casa Moscow Residences (developer — Vos'hod), Lavrushinskiy (Sminex), Russkie Sezony (structures of Igor Rubiner), and others are already under construction here.

However, small projects like those of Hitech Development find it quite difficult to compete with larger complexes that can offer everything from their own grounds and luxury entrance lobbies to a variety of amenities, Khalin notes. But on the other hand, he says, their construction timelines are shorter, and the housing in them can be purchased by a single family or a group of like-minded people.

Moscow, November 15 — INTERFAX. HITECH Development, which previously delivered a business-class project in the north of the city, will invest over RUB 10 billion in Moscow’s deluxe real estate segment by 2028, CEO Alexey Samoylov told journalists on Friday.

“HITECH Development will invest more than RUB 10 billion in Moscow’s deluxe real estate by 2028. We see strong potential in the deluxe segment, especially in Moscow,” Samoylov said.

He added that the developer plans to commission 15,000 sq. m of real estate by 2028. The projects will be concentrated in premium locations across Moscow. The company is currently working on projects such as Friday Villas on Pyatnitskaya Street and the deluxe office complex Chalet Reception House on the same street. Total investment in these projects will amount to RUB 3 billion.

“There are also projects within the Boulevard Ring, which will be announced later,” the CEO noted.

Friday Villas with a spa complex are scheduled for completion by mid-2026, while the deluxe office project Chalet Reception House 40 is expected to be delivered in Q4 of the same year.

“The villas are a very unusual project for Moscow. An art installation will be placed there, which will help position it as a new landmark in Zamoskvorechye,” Samoylov added.

“The developer sold an office unit with an area of 149.3 sq. m for more than RUB 270 million. The price per square meter amounted to approximately RUB 1.81 million. The buyer is a major IT company that participated in the development of a mobile application for Sberbank,” the company said.

The developer clarified that the deal concerns a unit in the Pyatnitskaya 40 Chalet business center. The construction permit for the new business center in the Zamoskvorechye district was issued in February 2026.

“The figure of RUB 1.81 million per sq. m is among the highest on the market. For comparison, the average price per square meter in central Moscow’s office market is currently about half that level,” commented Anna Trushkina, Head of Office Department at Whitewill.

Earlier it was reported that construction costs for office properties in Moscow increased in 2025, affecting the final prices and sizes of units. In 2025, prices in new office projects ranged from RUB 168,000 to RUB 1.34 million per sq. m (sales market). Compared to the end of 2024, the average asking price had risen by 17% by November 2025, reaching RUB 481,000 per sq. m.
