The most expensive deluxe office deal in Moscow since the start of the year has been closed.
“The developer sold an office unit with an area of 149.3 sq. m for more than RUB 270 million. The price per square meter amounted to approximately RUB 1.81 million. The buyer is a major IT company that participated in the development of a mobile application for Sberbank,” the company said.
The developer clarified that the deal concerns a unit in the Pyatnitskaya 40 Chalet business center. The construction permit for the new business center in the Zamoskvorechye district was issued in February 2026.
“The figure of RUB 1.81 million per sq. m is among the highest on the market. For comparison, the average price per square meter in central Moscow’s office market is currently about half that level,” commented Anna Trushkina, Head of Office Department at Whitewill.
Earlier it was reported that construction costs for office properties in Moscow increased in 2025, affecting the final prices and sizes of units. In 2025, prices in new office projects ranged from RUB 168,000 to RUB 1.34 million per sq. m (sales market). Compared to the end of 2024, the average asking price had risen by 17% by November 2025, reaching RUB 481,000 per sq. m.
